Quayside Development Phase 1
Purpose Building is leading the sustainability strategy for this 152,000 m2 mixed use development comprising a 761-unit tower, a 699- unit tower, and a 346-unit timber house, mixed with office, institutional, and retail spaces. We are leading the development of a strategy to meet the Waterfront Green Building Requirements v3, TGS v4 Tier 2 (Tier 3 carbon), and CAGBC's Zero Carbon Building Standard Design v3 certification requirements.

Bloor Street and The East Mall Development
Purpose Building lead the sustainability strategy for this new phased development consisting of four residential towers. Phase 1 consists of two purpose-built rental towers of approximately 380,000 ft with 35% of units dedicated as affordable housing. We identified pathways to pursue Zero Carbon Design Certification and supported the team towards successful certification in 2024. We used energy modeling, life cycle assessments, and collaborative design discussions to inform design decisions that met the project's performance targets and proforma.

Odenak at LeBreton Flats
Named after the Algonquin Anishinabe word for "community", Odenak is a 111,500 m2 residential developments in Ottawa with 600 new rental units (41% affordable). Purpose developed and is implementing a Sustainability Plan organized using the One Planet Living (OPL) framework to deliver a holistic, lifecycle approach to sustainability and innovation. The Plan includes clear and credible sustainability metrics to drive transparency, informed decision-making, operational alignment and verified outcomes.

T3 Bayside Development
Purpose Building is managing the sustainability design and certification of the 22,500 m2 mass- timber, creative core & shell office development. We are developing strategies that align with 4 over-lapping sustainability mandates: Toronto Green Standard Tier 1, Waterfront Toronto Green Building Requirements, LEED v4 and WELL V2. Our work has shown embodied carbon emissions matter as much as operational savings.
